TYPICAL HOME CHECK ITEMS OF INSPECTION
A Home Watch inspection is a visual inspection, of a home or property, looking for obvious issues.
The following items will be inspected, if applicable, on each home watch visit.
INTERIOR INSPECTION
Verify and record temperature on thermostat. Visual inspection of filters when easily accessible.
Check for signs of water leaks from interior and exterior sources along floors, ceilings and walls (including all closets).
Verify no breakers have been tripped by power surges. Reset breakers if needed. Verify the electric water heater breaker is off (unless otherwise requested).
Check ceilings and walls for obvious signs of water intrusion, mold, cracks or other abnormalities. Check the overall smell of home for mold, mildew, or musky smells.
Check for any obvious signs of pest issues. Ants, silverfish, termites, rodents and fruit flies are common in Southwest Florida.
Check refrigerators for normal operations, spoiled food or signs refrigeration was off. Check for unusual noises or odors.
Checked to make sure lights are on showing power to detector. Check expiration date if detector looks discolored and old (when accessible).
Verify that points of entry are secured to minimize chance of break in.
Visually inspect water zones and water connections. Including water heater, under sinks, toilets, bathtubs, shower areas, dishwasher, washing machine and ice maker.
Run garbage disposal to prevent premature failure. Visually check disposal for signs of leakage.
EXTERIOR INSPECTION
Verify general health of landscaping. Look for plants in distress or damage created from animals.
Collect any mail from mailbox and packages left at the door and bring into house. Client will be notified of packages or mail (junk mail excluded).
Check for any obvious issues with siding or exterior window, doors and screens. Check for signs of breakage security issues.
Check for any signs of exterior pest issues. Notify client of issues that need to be addressed to come up with a solution
Visual inspection of the pool area monitoring water level and clarity of water. Check water temperature to make sure heater is not on. Inspect pool equipment for leakage or unusual noises.
Check hose bib connections for leaks or drips. Move hose to prevent trip hazard if necessary.
Check the water valve upon arrival and departure to make sure it is turned off (unless otherwise requested by the client).
